Qualified Person for Site Safety (QPSS)
Major facade alteration or restoration project in New York City, in accordance with BC 3310-01 and 1 RCNY 3312-01 façade projects requiring site safety plans require a Site Safety Manager or Qualified Person for Site Safety (QPSS) to oversee site safety. NYC DOB Licensed Site Safety Managers and Coordinators
According to the New York City DOB, the definition of a major building will change in december 2024, more projects after 2024 will require SSM and SSC. According to the present code, a large building is defined as a building having more than ten stories or covering an area of one lakh square feet or more. It is worth noticing that before this code, new buildings of seven to nine stories required a registered construction superintendent, so our SSMs and SSCs will ensure that your project complies with this law.

The QPSS must be present at the site when active work occurs, continuing through all phases of work, beginning with the installation of the sidewalk shed and continuing until the building is enclosed and the sidewalk shed is removed.

Competent Persons – 62 Supervisor SST Card
An SST supervisor card is required if you serve as the competent person, as section 3301.13.12 of the New York city building code specifies. Section 3301.13.12 requires a construction superintendent to designate a competent person for each job site he is responsible for and the designated competent person must always be present at the job site.
